U

U Value - A measure of air-to-heat transmission (loss or gain) due to the thermal conductance and the difference in indoor and outdoor temperatures. As the U-value decreases, so does the amount of heat that is transferred through the glazing material. The lower the U-value, the more restrictive the fenestration product is to heat transfer. Reciprocal of R-value.

Uberrimae Fidei - Latin term applicable to contracts particularly important with insurance. It means all information must be given for the contract to be binding. Failure to give relevant information can lead to the contract being revoked.

UDP (Unitary Development Plan) - The statutory plan which sets out the Council s actual planning policies.

Uktra Violet Radiation - Electromagnetic radiation with wavelengths slightly shorter than visible light.

Ultraviolet (UV) - The invisible rays of the spectrum of light which are at its violet end. Sometimes abbreviated UV.

Umber Burnt -

  • A brown earthy substance containing oxides of iron and manganese
  • A pigment, darker than ochre and sienna, used in paint
  • Umber that has been roasted.

Un Mortgagable - A property for which you are unable to find a lender willing to give to a mortgage due to the results or a survey, the valuation to price or details of the lease or title deeds.

Uncollectable Debt - An uncollectable debt.

Under Offer - A property that has an offer made on it but is not yet concluded or under missives.

Undercoat - Any coating that is applied prior to the finishing coat of a paint job, also referred to as a primer coat.

Underground Plumbing - The plumbing drain and waste lines that are installed beneath a basement floor.

Underlay - A material placed over the subfloor plywood sheeting and under finish coverings, such as vinyl flooring, to provide a smooth, even surface. Also a secondary roofing layer that is waterproof or water-resistant, installed on the roof deck and beneath shingles or other roof-finishing layer.

Underlay - A jute, felt ,hair, foam, or plastic rubber underlayment installed under carpeting to increase underfoot comfort, to absorb pile crushing forces and to rce impact sound transmission, also called Cushioning, or Lining.

Underlay Carpet - A thin support and cushioning layer placed between a carpet and the floor.

Underlay Carpet - A jute, felt ,hair, foam, or plastic rubber underlayment installed under carpeting to increase underfoot comfort, to absorb pile crushing forces and to rce impact sound transmission, also called Cushioning, Lining, or Underlay

Underlayment - A layer of material placed under carpeting, resilient flooring, or roof shingles.

Underpin - The method of re-supporting a failed foundation wall.

Underpinning - Is a method of re-supporting a failed foundation wall.

Uninsulated Group Wires - Uninsulated group of fine wires used as a single electric conductor.

Uninsulated Wire - Uninsulated single wire used as an electric conductor.

Union - A plumbing fitting that joins pipes end-to-end so they can be dismantled.

Universal Clamps - Designed for cabinet framework, these clamps can be secured to the edge of a work to hold two pieces together. Ideal for holding drawer supports, shelves and butt joints.

Unpaid Ground Rent Charge - Unpaid ground rent charge - If you are a leaseholder, and the freeholder notifies the lender that you have not paid your ground rent or service charge, the lender may penalise you.

Unpaid Service Charge - If you are a lease-holder and the freeholder notifies the lender that you have not paid your ground rent or service charge, the lender may penalise you.

Unregistered Land - Land which is not registered with the Land Registry. Proof of ownership is by production of the Deeds.

Upholsterers Hammer - The magnetic face of the hammer makes it easy to start upholstery tacks and small nails. Also called a tack hammer.

Uplift Buoyant - The force of water or liquefied soil that tends to raise a building foundation out of the ground.

Uprights - Vertical members supporting the sides of a trench.

Upset Price - In Scotland, the seller will, in consultation with his or her solicitor, set a price and invite offers over and above that price. This is known as the upset price. This is the minimum price at which an offer is likely to be considered. Most properties do not get sold for less than the upset so it is not usually worth submitting an offer at a lower level, unless the property is proving difficult to sell. It is not uncommon in times and areas of high demand for a property to be sold for ten, twenty, or even thirty percent more than the asking price.

Use Classes Order - A statute that groups use in property use definitions into categories. They are:

  • A1 - Shops.
  • A2 - Financial and professional services.
  • A3 - Restaurants, pubs and hot food take-aways.
  • B1 - General offices, workshops or laboratories.
  • B2 - Other industrial Activities.
  • B8 - storage or distribution.
  • C1 - Hotels and boarding houses.
  • C2 - Residential Institutions.
  • C3 - Dwelling Houses.
  • D1 - Non residential institutional uses.
  • D2 - Places of assembly and leisure uses.

Utilities - These are companies which provide as gas, electricity, telephone and the like.

Utility Blades Bi Metal - As the name implies, bi-metal blades are produced through a patented process of combining two types of metal, each with its own attributes and benefits. The first is Spring Steel, which provides flexibility to the blade, resulting in a blade that will not break under normal work conditions. Utility Easement - The area of the earth that has electric, gas, or telephone lines. These areas may be owned by the homeowner, but the utility company has the legal right to enter the area as necessary to repair or service the lines.
