Contact Us Now - If you-re serious about selling your property straight away, contact us and we-ll arrange to get the transaction process in motion.

Professional Property Inspection Report - We will visit your property at your convenience, then do a primary in-house survey of the property and arrange for the property to be catalogued and a file opened on your property within Esperanza Property Development. There is no cost and/or obligation to you at all for this or any of our property purchase services.

Step 3
Third Party Valuation Survey - We will instruct a nationally renowned Chartered Surveyor to conduct a valuation survey on your property. Upon our instructions to them, they will contact you to arrange access to the property to conduct their survey on our behalf. This survey normally takes about an hour to conduct and the chartered surveyor will work with you at your convenience in order to schedule this appointment to visit your property. Within 1-3 days of this visit, we will be sent a fully detailed valuation and general condition survey on your property.
Step 4
Guaranteed Quick & Easy Purchase Offer - Upon receipt of the valuation we will then take into account all the details of our own in-house inspection report and the third party valuation and general condition survey and submit a price offer to you within 7 working days of receiving the valuation report.

Step 5
Accepting Our Offer - Upon receipt and acceptance of our purchase offer, we will instruct our solicitors to finalise the offer and the transaction will be fast, stress-free and professionally handled! You will need to legally instruct solicitors to transact your end of the deal.

£500 Paid Towards Conveyance Fees - Upon acceptance of our offer and final transfer of title, we will pay up to £500 towards the conveyance costs of finalising the transaction. Q. Are there any types of property that you do NOT buy? A. We buy all types of residential properties, vacant, tenanted and also land for redevelopment.
Q. Do you buy distressed property or property needing renovation? A. We are specialists in renovation, refurbishment and even rebuilds. We regularly buy properties which require varying degrees of work and renovation.
Q: Do you buy land? A: Yes. We buy land as well.

Q. Do I need a solicitor? A. Yes, you will need legal representation to handle the formal dealings with the purchase of your property. HOWEVER, upon completion of our deal and transfer of title deeds we will pay up to £500 towards your conveyance fees with your solicitor. We can also refer a solicitor in your area to assist you if you such a referral.
Q. How much will the solicitor charge me? A. Conveyancing charges differ from one solicitor firm to another, however £500 is an average cost to handle all Conveyancing fees. REMEMBER THOUGH, upon completion of our deal and transfer of title deeds we will pay up to £500 towards your conveyance fees with your solicitor. We can also refer a solicitor in your area to assist you if you such a referral.
Q. Who handles the title deeds for the property? A. Your solicitor will handle the Title Deeds and transfer them accordingly... this is called conveyance.
Q: Are there any hidden 'catches' I should know about? A: No not at all! We have set out in this website very clearly how we operate. It is our intention to conduct a fair, quality, professional, quick and stress-free transaction to buy your property!
Q: I have friends/colleague/family who may be interested in selling their property. Is there any incentive for me to put them in touch with you? A: Yes Indeed! We pay £300 as a 'finder's fee' upon completion of the sale and transfer of the title deeds. You need to notify us in advance of the initial contact from your friend/colleague/associate/relative so that we can target the finder-s fee to go to you upon completion of the transaction!
Q: Am I subject to any costs or obligations? A: NO, you are not charged for any of our services and you are under no obligation to sell your property at any time. However, if you decide to go forward and finalise the transaction, then the obligation of the transaction naturally falls within the jurisdiction of the relevant laws governing the sale of the property. Your solicitor can guide you on your responsibilities in regards to completing a transaction that you have decided to go forward with.
